In addition to traditional real estate partnership limited liability companies, partnerships are frequently structured as Tenant in Common partnerships (TIC’s), allowing individual partners to invest 1031 exchange proceeds into a partnership in order to acquire the exchange asset. For example, a given partner may have $500K coming out of an exchange but can invest in a $10M property as a TIC partner and still capitalize on all the tax deferred benefits of a typical 1031 exchange. Acquisitions of Real Estate occur throughout the year and include Retail, Industrial and Flex and Office investments. Prices usually range between $5M and $35M.
Basham Real Estate commonly will be one of the partners in the given acquisition thereby insuring an ongoing interest and stake in the investment. With this “skin in the game” investors can be assured that every step of the process from Property identification and acquisition to management and lease maintenance are handled with the utmost care and attention. It should be noted that Basham Real Estate does not charge the partners for the asset management portion of these services and only receives a typical management fee which in the case of NNN investments is ultimately paid for by the tenants.
